need to renew and strengthen the Garden
State Preservation Trust next year.”
As far as some of the specific measures, in
Hunterdon County voters approved the
largest of them, with 76% supporting continuation of the current levy of three cents per
$100 of assessed property value to fund the
county’s Open Space Trust Fund, indefinitely rather than letting it expire next year.
The move is expected to generate $7.6 million annually for open space, farmland and
historic preservation.
In Monmouth County, Ocean Twp. voters approved increasing the open space tax
from 1. 2 to three cents per $100 of assessed
value; and in Ocean County, voters in
Barnegat approved a one-cent open space
tax. Both measures will provide funds to
help acquire lands related to protecting
water quality in the Barnegat Bay watershed.
And in Mercer County, Hopewell voters
approved a one-cent increase to the open
space tax that will generate an additional
$459,000 annually for preservation efforts.
These approvals are the latest involving
New Jersey real estate. In November 2007,
voters OK’d $200 million in bonding.
Silbert Picks Up Several
Leasing Assignment
Silbert Realty & Management Co.,
Millington, has picked up several assignments for new retail construction. For one,
the firm has been retained by Paramus-based S. Hekemian Group to lease the retail component of Englewood South,
phase two, in Englewood. The phase’s 437
residential units and 200,000 square feet of
office and hotel space are part of a larger
project encompassing more than 800 residences, 80,000 square feet of retail space
and 450,000 square feet of offices.
On Route 31 in Washington Twp., Warren County, Silbert is pre-leasing the commercial component of the Village Shoppes
at Hawk Pointe, being developed in conjunction with the Hawk Point golf course
and residential community. An under-construction 65,000-square-foot ShopRite is
nearing completion, and the 130,000-
square-foot Village Shoppes will include
multiple retail pads and satellite space.
In Somerset County, as managing agent,
Silbert is marketing the 36,000-square-foot
Corner Village in Warren Twp., and Franklin
Commons a MXD of 67,000 square feet including 21,000 square feet of medical office
condos in Franklin Twp. The retail is anchored by a CVS Pharmacy and JP Morgan
Chase Bank, and the medical is slated to
open in April 2009.
Silbert has also been named preferred
broker for Primrose Schools in North and
Central Jersey. The Acworth, GA-based
Primrose has more than 180 educational
childcare facilities in 16 states.–RENJ
